Simplify Your Client's Sale
List with Assurance. Close with Clarity.
Selling a home in an HOA community means navigating strict disclosure requirements—and avoiding surprises is critical. As a Seller’s Agent, partnering with Association Online gives you the edge. AO delivers fast, compliant HOA documents so you meet Colorado’s disclosure laws, prevent last-minute delays, and protect your client’s bottom line. From fees and rules to closing costs, you’ll have everything you need to guide the sale with confidence and control.
What Does a Seller's Agent Need to Know?
Understand HOA Closing Fees
HOAs often charge fees for transaction data and related services during a property sale. Some fees are due before closing, others at the closing table—and they can add up fast. Knowing the total expected HOA fees early allows you to prepare your client and even factor them into contract negotiations.
Understand Your HOA Disclosure Risk
Colorado law requires sellers to provide buyers with 24 disclosure items by the stated contract date. If the buyer doesn’t like what they learn, they can cancel—and they have up to four years to file a lawsuit for improper disclosures.
Here’s the risk: 85% of homeowner portals or purchased document packages fail to meet Colorado contract requirements. That’s why partnering with AO matters. We assume the risk and deliver a fully compliant CIC document package on your behalf—so you protect your client and your reputation.
What About Metro Districts?
Metro districts don’t have the same disclosure requirements as HOAs, but closing costs can still be significant, and a status letter is often required. We recommend following the same disclosure process to avoid surprises. Clear costs upfront mean smoother negotiations and reduced risk for your client.

How to Reduce Out of Pocket Expenses
Colorado has some of the highest HOA fees in the nation for real estate transactions. Upfront HOA fees for a closing often exceed $1000, and total fees including upfront and at-the-closing-table fees can exceed $2500.
As a Seller’s Agent, you can help your clients save big by following these best practices:
Have your seller complete the Seller Association Authorization (SAA) at listing.
- You can find the SAA form in your agent document set, or complete it quickly and securely here to initiate AO’s services for obtaining your CIC Document package.
- With the SAA in hand, you have proof of your seller’s authorization to help them obtain their HOA documents, or you can authorize another party such as Association Online as their agent to help!
- Why it matters: Seller’s potential cost savings is significant! CIC document packages can cost over $700 and the necessary rush fees to meet your deadline can exceed $600; it is not uncommon for sellers to pay over $1,000 on the CIC package alone without the SAA!
- Association Online has saved Colorado residents over $15,000,000 since 2019 by using the SAA.
Choose your title company carefully.
- Obtaining the correct HOA information in a timely fashion is not easy. Make sure your title company has the expertise needed to ensure your sellers don’t overpay.
- CO sales can have up to FOUR HOAs on a single property. Assure your trusted advisor locates and manages ALL of the required data, delivering complete information on time.
- Untrained processors can add costly and unnecessary HOA rush fees to your transaction and create closing delays; missed HOAs or incomplete data can result in high costs and even lawsuits after the close.
